Agent Leads university: the abc's of real estate marketing

Hey guys, Josh here with Agent Leads, and I want to talk to you about the ABCs of real estate marketing. You see, real estate agents spend all day, every day, doing all kinds of tasks. But, about 80% of those activities don't get more customers. They don't create more business. It's a fallacy. It's a lie. It's a hidden problem in the industry.

It's really as basic as going back to the basics, and utilizing what I call The Real Estate Marketing ABCs. The ABCs are simple. A stands for "Attract Traffic." B stands for "Build the List." C stands for "Convert and Follow Up Sales." So, here's how I explain each:

Attract Traffic
Traffic, I'm not talking about on a highway clogged up with a bunch of cars. I'm talking about eyeballs and attention that need to be looking toward your brand, your service, and the way you serve clients in your market, in your [farm 00:01:24]. You've got to be able to do jumping jacks, and get the attention of other people who are looking to sell their homes, to buy new homes, and who need a real estate agent. Your job is to get their attention in your marketplace.

Build the List
You've got to be building the list. If you're not creating and maintaining and adding to every single day a prospect list, a list of leads that you can follow up with, nurture and turn into clients down the road, then you're simply leaving 90% of your income potential on the table.

​Convert Sales
You've got to follow up, follow up, follow up. You've got to convert leads who come in the door, and help them with their home buying, or home selling process. But, they're not going to chase you down. They're not going to call you. Every agent out there would love to have referral lay down leads just walk into their door every single day, to call their phone, to email them. But that's just not reality. Maybe about 5% of all agents have that luxury, the rest of the agents in the world, you have to follow up five to 12 times with a lead before you can actually close those deals.

So, the Law of Large Numbers, ABCs allows you to take control of the Law of Large Numbers, and at the end of the day, dominate your real estate sales business and earn the income and the potential, and the freedom, that you got into real estate for to begin with.

“Hello, this is Tiffany with eXp Realty, and I wanna give a huge, huge, huge shout out to Agent Leads University. Since joining, I think I'm over 130 contacts right now, which is insane because before Agent Leads University, I was pretty much twiddling my thumbs trying to figure out how to generate better leads. I knew that I wanted to have a system where those leads were exclusive to me, I was not trying to be about competing with other agents for a lead or loan officers or car salesmen or Jimmy down the street with oranges. I wanted something that was exclusive to me, that the clients were interested in the product, and they put a little bit of work in it to get to me.

So Agent Leads University has provided that for me in a way that just completely blew my mind. I mean, I had no expectations coming into it, and it completely just, like I said, blew my mind at how well and how fast everything moved.

I joined at the end of January, let me tell you, the videos that they have. Oh my gosh. I followed every video step by step and was able to create my own ad, which was crazy because I'm not super techy. I wouldn't say I am at all. I only have one social media account and that is Facebook. So it was just insane, all the things that you do behind the scenes in this Facebook ad, and it's just like they walked me through it and I had no issues.

I think that lead produced about $3 and some change a lead, which I felt so super accomplished and proud of myself because the videos talk about how you wanna be under $5 a lead, and here I am, first time creating anything remotely close to this, you know? Like I never did anything this serious, like I did my own little boosts or whatever on my Facebook page, my business page, but nothing as in depth as this. So to be able to create that and get under five, at $3 and some change, I was super excited and proud of myself. I don't think I would've been able to do that if you guys didn't rock on your training videos, so I mean, big, big, big shout out to you guys.

I basically, since then, have focused on a different area and did some rearranging and created a new ad. I'm not at $1.56 a lead, I'm like oh my gosh! So excited. I mean, the leads have been coming in and I haven't contracted just yet, I'm probably about a month in, but I'm very, very close. It's been so incredible.

When a lead comes in, I immediately send them an email with listings, then I follow up with a text to make sure they got it. Texting, it works you guys. It really does. It helps to break that barrier, it helps to make you, the realtor, seem very personable and very readily available. I think I was up last night until about 11:30 texting a client back and forth, and we were just having a ball, you know? Never even talked on the phone yet, just having a ball because I was available to them at their fingertips. So it was pretty cool to have that initial building of relationship via text.

I'm just incredibly appreciative of the support that we get. I mean I had a couple of questions that I posted online. I have never seen a company be that responsive. I was not expecting something so soon, a response.

I'm very appreciative for all that is given to us, all of the support, the training materials, the systems that are given to us and the training videos to help us to be even better and to cultivate and sharpen our craft. I mean, they've taken care of some things that we don't have to worry about, and can just truly be realtors, and I love that.

You know, what I'm doing right now with the leads from a month ago? I'm not going back over and giving them calls, and where they may have not answered before, they're now warmed up because I had sent them a text and I had been sending them listings so now they feel more warmed up to me. Then I'm getting appointments, and I'm just having a blast and I'm just having huge success. I have a new-found hope for this business that I'm in now, and I have even more excitement and it's all thanks to Agent Leads University. I mean, I would not be where I am right now, I don't believe I would be this fast, if it wasn't for you guys.

Agent leads university: what does it cost for real estate agents to generate leads through facebook advertising?

Hey, Josh Rhodes here, Agent Leads. We're going to discuss how much it costs for a real estate agent to generate leads using Facebook. Buckle up.

We coach, train and serve hundreds of real estate agents and the number one question I get after an agent is finally embracing the fact that Facebook is the number one place on the planet to get people's attention and to generate buyer, seller leads, is how much does it cost to advertise on Facebook or how much do I have to pay for every lead? How does it even work? Understanding that the financial side and the economic side of advertising and lead generation is a really big deal to most real estate agents. I completely understand.

Why Facebook Advertising Works

Let me start by saying that Facebook is a
social media platform. You have to look at it differently than you would Zillow or realtor.com or other static internet broker, internet-based lead brokerages. Ultimately Facebook, it's like the grocery store that has obviously a ton of shelves but just imagine all those shelves are constantly on conveyor belts and there's all new inventory all the time.That's how the Facebook newsfeed works which is where your ad will appear in the scrolling pieces of the Facebook newsfeed. At least the way we train, teach and function, when we use Facebook advertising, we use the newsfeed places. That's where the advertising appears.


How much does it cost?

How much it costs is different for everyone, but I can say this. 9.5 times out of 10, a lead is going to be two, three, maybe even four times less expensive than what you would pay on Zillow or another comparable site. The reason why is high levels of inventory, supply and demand. Facebook doesn't sit around going, "You know what? We're going to charge realtor A $9 and realtor B $28 depending on where they are, what ZIP codes they're in." No. It's very open market. It's a little bit of a Wild West which is great because there's no territories. There's no locked off areas. You get to
target geographically. You get to target by demographic. You get to target who you want to target. Obviously we tell all of our customers exactly what to do in Agent Leads University. But the economics are completely controlled by you because, number one, you get to control your budget. You get to say, "I want to spend $5, $10, $100, $5,000 a day," if you want to. It's totally in your control.


Budgeting Control

You have intimate control over your budgeting. But the way you determine how much a lead costs is by doing what I call the bullet cannon ball strategy which is test, and , scale. You run a three to five day test and you do $10 a day. You spend 50 to $70 in ads. You're going to get leads if you have the right audience targeting, if you have the right message offer, you have the right follow up process and everything in place. If you have the right structure in place, then you're going to spend 50, 70, maybe a hundred dollars and you'll say, "Oh, okay. I received 10 leads. I spent $100." Well, guess what? Your cost per lead is $10. $100 divided by 10 leads. It's simple math but that's how the economics are calculated. There's not a man behind the curtain putting a big rubber stamp and saying, "This is how much your lead cost today."
The great thing is that these leads aren't being recycled before they're sent to you like they are with Zillow and other territorial-based lead brokers. You actually are controlling this lead with a unique proprietary messaging that's unique to your brand and your service and you get to bring them in and control the conversation. This is  what allows you to have appointments on demand. We all know that if you can increase appointments, you get to increase listings and buyers and sellers and all of the other possibilities that come before you get those commission checks.

Increasing Income with Facebook Ads

To wrap up, Facebook leads are simply an opportunity for you to buy on demand as many or as little leads as you want in order to increase your income as a real estate agent. Don't be afraid of Facebook leads because you don't have to pay anymore than you want to when it comes to generating as many leads as you possibly can.

Agent leads university: Three harsh truths that will make you a better real estate agent

Hey guys. Josh Rhodes here with Agent Leads and I've got three harsh truths about the real estate industry that ultimately is going to make you a better, more popular and productive real estate agent.


One:
The industry will fail you. If you will go ahead and embrace that truth now, it will allows

you to be independent, self sustaining and empowering when it comes to your productivity, your income, your influence and all the reasons you got into real estate to begin with. The industry is not your friend. It's actually just a big, giant platform with a bunch of competitors in it. There's a lot of invisible and visible forces that are trying to hold you back. You have to and must rely upon yourself to get the job done. Yes, you're going to have a team, if you're part of a team, fantastic. You can work inside of team, but your team and you cannot rely on the industry for success.

Two:
You have to 10x your lead generation at all times. You have to 10x your lead generation if you want to 2X or 3X your income. It's literally math. If you're going to close five to eight percent of leads that you get, then do the math and that's about industry average right there. You have to be able to generate leads if you think you're going to get more meaningful conversations, appointments, phone calls, listing appointments, buyer agency appointments. All of the things that lead to a commission check, start with 10x’ing your lead generation.


Three:
Lastly follow up matters. I'm sorry it just does. The National Sales Executive Association put out stats and they're staggering. 80% of all sales happens between the 5th and the 12th touch. Like, if you want a listing. If you want to become someone's buyer's agent, it's going to require you five to 12 touches just to get the business and 48% of all leads never get a phone call. Think about that. So, while there are a ton of competition out there, there's a lot of sharks in the water. A lot of them aren't following up and that's your opportunity to squeeze in and find the blue ocean strategy that allows you to stand out amongst your competitors in the market place and in your foreign area.

Go get them and don't depend on anyone else except you or your team for empowerment, enrichment and productivity in this competitive market place. Thanks!

Agent leads university: how 6-figure agents view and build traffic

Hey, guys. Josh here, at Agent Leads, hope you're doing well. I'm talking about how six-figure agents, that is people who are making $100,000 or more every year, selling houses, getting buyer seller leads, are crushing it when it comes to their personal income. And here's how they're doing it, okay? Basically, they view the world around them objectively. That is to say they're not emotionally attached to what they think should be working.

Mark Cuban says, "Follow the green, not the dream," and the way you do that in lead generation, in your marketing, is to view the world around you in three different kinds of traffic.

Hot Traffic

The first kind of traffic is
hot traffic. That is people who know who you are. You know who they are. They trust you. They know you're a real estate agent. They know that you have an awesome offer. You may have even done business with them before. This is what we call hot traffic. A lot of times, these are your repeat customers and people that it's just super easy to do business with them, or for them, to serve them and to get paid because of them. But, there's not a ton of them, right? You just don't have enough hot traffic to scale, and build, and build, and build, and build your income on top of. It's not how you're going to get 10 listings a month type stuff.


Warm Traffic

Number two is warm traffic. That is a couple of more degrees of separation, but they still are familiar with you. There's brand awareness, but they've never done business with you before. You've never listed their home. They've never purchased a house with you. Whatever that might be. No transactions, if you will. But, you've been introduced.

Cold Traffic

Then, there's cold traffic, and cold traffic are complete strangers. They don't know who you are. They've never seen your phone number. They've never seen your yard sign. They've never heard of you but that is where all of the gold lies.
Now, you might be thinking, "Well, why would I pick between cold, warm, or hot traffic?" Well, you actually don't, but the way you increase your hot traffic, the way you increase your warm traffic, is by not neglecting your cold traffic. And obviously, historically, this might be known as farming, but it's more than that. You have to be generating leads through cold traffic. That is, utilizing mediums of social media, like Facebook advertising, to put your ad in front of people who've never heard of you, never seen you before, and do not even know that you can help them.

And, you've got to be able to play the law of large numbers. There are probably hundreds of thousands of people around you, where you are physically, reading this post who you could put an ad in front of. In the next five to seven days, you could cover that much ground and turn cold traffic into warm traffic, and then from warm traffic, turn it into customers, clients, sellers, buyers, you name it.

Test Your Traffic

So, as you go about your day, as you go about your week, be thinking in terms of temperature.
Put a temperature gauge on your marketing mentality. "Is it cold traffic? What am I doing for warm traffic? What am I doing for hot traffic?" And realize that the most investment necessary for you to go to six figures and beyond is to really hammer the cold traffic, because when that cold traffic is turned into warm traffic, it's going to push everyone through what we call a marketing and sales funnel.


That is what you need to do, rather than just waiting on checks and cash to fall from the sky, waiting on referrals, because you don't control that. You don't control that part of your pipeline. As much as you wish you could, you just can't scale the referral network, the hustle network, okay?

As you approach cold traffic, though, you got to remember that one-to-one activity will burn you out, wear you out, and never get you the return on your effort that you deserve, so when you attack the cold traffic, when you go and try to make the most of cold traffic in your business, make sure you're doing a one-to-many strategy.

Facebook Marketing

Examples of one-to-many are email marketing, joint venture marketing, when you go to someone else who has a big list of people that have never heard of you. Then of course, my favorite is Facebook advertising, because you get to spend your marketing dollars in an intelligent way, and that way you can use Facebook's algorithm, and news feed, and all the stuff that they've worked hard on figuring out, not us. You don't have to be a coder. You don't have to be a marketing genius. You just have to be able to intelligently use Facebook advertising.

And that's what we do what we do. If you are reading this and you're like, "Man, I've got to go at the cold traffic. And I don't mean easy, like obviously there's time investment, and you've got to put forth tremendous effort to serve your clients, but when it comes to getting your phone to ring and your email to ding with people who need you, that's the hard work, but it's also the small hinge that swings the big door.
