Agent Leads University - 2 Common Facebook Mistakes
Hey, Josh Rhodes here with Agent Leads University, and I want to talk to you about two of the most common mistakes realtors make when they start Facebook advertising.
Okay, real quick, two of the biggest mistakes that realtors make when they start Facebook advertising are:
Mistake #1 - Over Filtering
Number one, they over-filter. They try to get too granular with their targeting. At Agent Leads University we talk about AMP, Audience Message Process. In the audience category targeting is vital. You've got to be putting your ad in front of the people that matter, but Facebook is so powerful that if you don't set it up correctly and you try to use too many triggers or too family filters on demographics, behaviors, interests? There's a way to test all of those varying characteristics of your perfect client persona but a lot of times agents don't know how to do that, and so they're experiencing a bottleneck, or what we call crickets. Just an over-filtering of their advertising targeting and therefore, the distribution of their ad isn't enough and it's not delivered to enough people and they see zero results from their ads.
Mistake #2 - The Like Effect
The Second most common mistake that we see is under-filtering. That's right. We call it, the, "Like" effect. There's people liking and sharing and commenting on their ad. Maybe it's a boosted post. Maybe it's something they've ran out of Ads Manager or Power Editor, but they just don't have the right message or process in place. You see, Audience Message Process has to be used holistically, all of it together in concert, and that's what we teach at Agent Leads University. See, what happens is their putting an ad out there, they're not over-filtering, they're under-filtering, because they're not using their message and their process to continue to qualify the eyeball or the impression that's looking at the offer that they're making online. That is not disqualifying people.
